Invitation to Tender: Architects for RIBA Stages 3-5 – Bradford Resource Centre

Peoples Property Portfolio (PPP), a pioneering Community Benefit Society, is seeking a flexible, dynamic, and responsive architectural practice for RIBA Stages 3-5 of the Bradford Resource Centre (BRC) revitalisation. This is a unique opportunity to shape a landmark project within Bradford’s Little Germany Conservation Area, transforming a Grade II listed building into a vibrant hub for the city’s arts, cultural, and creative industries.

About the Project: Bradford Resource Centre (BRC)

The BRC at 17-21 Chapel Street is a building steeped in Bradford’s history, originally a Quaker School from 1832, later adapted for warehousing, and currently serving as a food bank. This unique structure, with its local Spinkwell stone, timber windows, and natural slate roof, tells a compelling story of migration, community, and industry. Our vision is to breathe new life into this underused asset, creating a central creative space featuring offices for key Bradford organisations, affordable shared workspaces, artist studios, and a public-facing events space.

The Opportunity

We are looking for an architectural practice with demonstrable experience in heritage and conservation contexts, alongside a strong understanding of the creative and cultural sectors. The successful practice will need to ensure the involvement of a conservation-registered architect if not already registered in this regard. As part of your tender, please include a sum for acting as the Principal Designer (Building Regulations).

Client Collaboration & Programme

You will primarily collaborate with our experienced Capital Project Manager. Our voluntary Board of Directors may require flexible meeting times, including occasional early morning or late afternoon/early evening sessions.

This is a rapid, intensive, and tightly focused programme, designed to align with funder timelines and the urgent community need for this space. The contracting process will be staged incrementally as funding is confirmed, as reflected in the fee proposal form Appendix B.

PPP will directly appoint the Quantity Surveyor, Structural Engineer, and Mechanical and Electrical Services Designer. We expect seamless collaboration with this existing team. Should you wish to propose additional consultants, please provide their details, relevant experience, and costs for Stages 3-5. Consultant surveys (Bat, CCTV drainage, asbestos renovation) have dedicated budgets.
